Terms & Rental Details
Peak Season is Early June through Mid-August, and Holidays and Special Events.
Offseason is Late August to Early June, except Holidays.
Rates are subject to change.
No pets on premises unless pre-arranged in rental contract.
No smoking or vaping within 25’ of homes.
No outdoor BBQ permitted inside the home, garage, or on decks.
Portable Weber propane BBQ is provided for each home/patio.
Some homes also have charcoal BBQ stands.
Tenant brings hideabed bedding, or requests it. A laundry fee may apply.
Tenant leaves home tidy and pays cleaning fee.
Cleaning Fee covers departure cleaning by professional service to restore home for next guests.
Housekeeping is available, on request, while in residence, for a fee.
All stays are assessed according to local laws 10% occupancy tax and 2% tourism assessments, except on reservations of 31 nights or more.
Vacation stays: Cleaning Fee $200.
Vacation stays: Refundable Security Deposit $300.
Other stays: Cleaning Fees and Deposits are as agreed in contract.
There is a charge for extra quests above the stated occupancy for each home.
Extra guests, not approved by management in advance, exceeding the stated occupancy, are assessed typically at $50/nightly or $200/weekly per extra person, and may result in forfeiture of Security Deposit.
Decisions regarding breach of rental terms are solely at the decision of the management.
Vacation stays: Pay half to reserve and the balance a month prior to arrival.
Long term stays: A reservation deposit is required. Two months are paid in advance of check in, then reservation may be paid monthly.
The Refundable Security Deposit is security until check-in, and may be forfeited on cancel or no-show. Late cancellations are subject to $200 fee for re-renting, deductible from security deposit. The Refundable Security Deposit is otherwise fully refundable, less damages.
Payment for reservations may be by check by mail, or by online pay with processing fees.
